Terrazzo Cost

I have decided to dedicate a page to frequently asked questions, there appears to be a great deal of misinformation in  Central Florida  as to what terrazzo restoration really involves.

 Q: What Does Terrazzo Restoration Cost?

A: This depends on the type of service provided, as outlined below. Typically between $3.00-$5.00 per square foot. The price can also very depending on the extent of restoration involved and if extensive prep-work is needed.


 What is terrazzo restoration?

It IS the process of repairing and polishing terrazzo floors, it involves diamond abrasives and specifically designed polishing compounds and powders to give the floor a long-lasting, natural shine. The floor is treated in the same manner as marble or any other natural stone.

It is NOT a janitorial service, which would involve stripping the floor and/or coating it with a wax or “industrial sealer”.  We do not perform this type of service. This is not “polishing”, your floor will look like plastic, it will scratch and dull very easily.

It should never involve crystallization or “re-crystallization”. This is a cheap way to give the floor an even, dull, plastic sheen. It is glossy but lacks clarity. The shine can only be maintained by repeating the process, which builds up layers of wavy hard wax that will ultimately require diamond grinding to remove. It does not show the character of the different stones in the floor and the way they each reflect light in their own way. It DOES require the proper equipment, but not necessarily the biggest heaviest equipment, diamond selection is of far more importance. Knowing which abrasives to use on which floors is extremely important as well. Every terrazzo floor is comprised of different types of stone and can not be addressed the same way every time.

How long does it take?

That depends. On average, 1000 sf of floor with a moderate level of repairs  should take about 4-5 days to complete. If the contractor you’ve selected does not have proper equipment (i.e. cheap  janitorial equipment modified to work with terrazzo) the time will be extended by several days.  Restrooms, kitchens, flooring that needs to be removed, stain removal,extensive repairs and areas that have to be restored by hand will add to the length of the job.

Is it messy?

Our process is performed wet. This eliminates the mess that dust can cause, not only to your home, but your health! Our machine is contained and does not allow the wet slurry to splatter about. We cover areas of concern with 3M plastic sheeting.

Is Polished Terrazzo Slippery?

What is your process?
  • We do whatever it takes to make your floors look beautiful for one fair price. We do not offer different “levels of quality”. We strive to give you the absolute best product at the best price using the best materials and the best equipment.
  • We use an 11-step diamond grinding, honing and polishing process. However, if after we have begun the job it is determined that going a step higher or lower is necessary to provide the best result, we will do so at no extra charge.
  • We use machines specifically designed for this task, which allows us to do the best work in less time.
  • We use the finest diamond abrasives in the world. This is extremely important! Using only the finest diamonds allows us to outshine the competition every time. Better natural shine equals longevity.
  •  We address all repairs. This is done using custom matched resins and matching marble chips. We do not use cement for repairs due to the very long time it takes to cure; if cement repairs are ground and polished prematurely they will stand out. Epoxy repairs can be better matched and in our experience polish better then fresh cement.
  • All stains are addressed, either by grinding or poulticing. It is important to note that due to the age of your floor and the type of stain, it is not always possible to completely remove every stain.
  •  We polish the floor using the methods advised by the Marble Institute of America, namely polishing powders and compounds specific to the many types of marble we encounter in terrazzo floors.
  • We then seal the floor with an impregnating sealer, this type of sealer is absorbed by the floor and seals it internally without the use of a topical coating that can scratch and wear or harmful crystallizers.
  How much does it cost?

For the work described above we charge between $3.00 and $5.00 per square foot, depending on several factors such as repairs, accessibility, grinding, type of floor, etc.  Our prices for restoration are all-inclusive. We do not nickle-and-dime our customers for services that should be performed on every job.  Carpet and tackstrip removal is always included. Tile and linoleum demolition and removal can be performed for a modest fee. Please note that others may tell you they can do this work for less, in my experience this is only possible by cutting corners, using cheap abrasives and improper polishing methods, which I am unwilling to do.
